The Truth About Affordable Housing with Michael Bates

This conversation stayed with me.

In this episode of A Good Pour, I sat down with Michael Bates from the Gallatin Housing Authority. His story, his perspective, and his heart for people reminded me why these conversations matter.

Because when we talk about good work, this is it.

A career that found its purpose

Michael didn’t set out to work in public housing.

He started in architecture. Then one phone call changed everything.

Years later, he’s still here. Still showing up. Still doing the work.

And what stood out most was this:

  • He sees housing as personal
  • He measures success in people, not just projects
  • He believes safe housing changes lives

You could hear it in every answer. This work matters deeply to him.

What affordable housing really is

There are a lot of assumptions about public housing.

Michael cleared that up quickly.

  • Housing authorities manage properties funded through federal programs
  • There are strict guidelines on what they can and cannot do
  • Resources are limited, even when the need is high

And still, the goal is simple:

  • Safe homes
  • Stable environments
  • A place where people can rebuild

Since 2013, his team has increased affordable housing in their community by 65%.

That’s real impact. You can see it. You can walk through it.

The part people often miss

There’s a stigma around affordable housing.

Michael didn’t ignore it. He addressed it head-on.

He shared that many of the common beliefs just aren’t true.

  • Most residents are working hard to improve their situation
  • Many are families, seniors, or individuals starting over
  • Crime is often brought in from outside, not created within

And then he said something that stuck with me:

Meet people where they are.

It’s simple. But it changes everything.

Why home matters so much

We talked about why housing plays such a big role in someone’s future.

His answer was powerful.

Home is where:

  • Kids learn how to communicate
  • Values are formed
  • Safety allows people to think clearly about what comes next

When someone feels safe, they start to believe new things are possible.

College. A career. A different path.

That kind of change starts at home.

The reality behind the work

Here’s the part that doesn’t get talked about enough.

Affordable housing is hard to create.

  • Land is expensive
  • Materials cost more than ever
  • Funding is limited and sometimes reduced

Even with strong leadership and a committed team, there are limits.

And yet, the work continues.

Michael shared that progress takes years. Not months.

What we see today is the result of consistent effort over time.

The stories that make it worth it

This was my favorite part.

Because behind every number is a person.

He shared a story about a woman who came into public housing during a hard season of life.

She stayed. She worked. She went back to school.

And one day, she came back to say thank you.

She had earned her master’s degree.

That’s what this work creates.

  • Stability
  • Opportunity
  • A chance to move forward

How he keeps going

This kind of work can be heavy.

Michael was honest about that.

So he stays grounded in a few ways:

  • Taking care of his health
  • Leaning on his team
  • Sharing the load instead of carrying it alone
  • Staying focused on purpose

That last one matters.

When you know why you’re doing the work, it helps you keep going.
